Nobody wants to hear "replace it." A replacement is five figures; a repair is a few hundred to a few thousand. So homeowners patch, and fill, and patch again — and on the wrong slab, every one of those repairs is rent paid on a driveway that's already condemned. This guide is about telling the difference: which driveways are worth fixing, and which ones have already made the decision for you.
First, the good news: one crack means nothing
Concrete cracks. That's not a defect, it's the material — which is why control joints exist: to give cracking a planned, straight place to happen. A single hairline crack on an otherwise flat, sound slab is cosmetic. A quarter-inch crack on an eight-year-old drive is a repair, and a sensible one. Age and isolated damage are not the same thing as failure.
The eight signs a slab is actually done
Replacement territory is when several of these show up on the same driveway:
- Cracks over a quarter-inch that reopen after every fill. Filler that keeps splitting means the two sides of the crack are still moving — the problem is under the slab, not in it.
- Panels heaved or dropped more than half an inch off plane. Catching a bumper, tripping a guest, holding a puddle — once a panel moves that far, the base beneath it has failed.
- Map cracking across most of the surface. Web-like cracking spread over the whole slab indicts the base or the original mix, not one bad spot. There's no panel to cut out because the problem is everywhere.
- Spalling through the surface paste. When the top layer has scaled off and you're looking at exposed stone, the slab is losing cross-section every winter.
- A crumbling or sunken street apron. The apron fails first because it carries the turning loads and catches the street's drainage. A dropped apron is usually the first visible tell of base washout that's headed up-slab.
- Visible rebar or wire through open cracks. Exposed steel rusts, rusting steel expands, and expanding steel breaks concrete from the inside. This one is terminal.
- Ponding where it used to drain. Low spots that didn't exist a decade ago mean the subgrade has shifted and taken the concrete with it. You can't patch a slab back to a slope it no longer has.
- Root heave over an inch. A mature oak that has jacked a panel skyward doesn't give the geometry back when you cut the root — and cutting the root often costs you the tree anyway.
Two or three of those on a slab past its twentieth birthday? Stop pricing patches and start pricing the pour.
Why the patches keep failing: the builder-grade problem
Here's the part most homeowners were never told. The driveways poured during Charlotte's big subdivision build-outs — Highland Creek, Sardis Forest, Ballantyne's first phases, and hundreds of neighborhoods like them — were production-builder concrete: thin, over wire mesh or no reinforcement at all, on minimally prepared base, because the builder's warranty horizon was one year, not thirty.
That's why a 25-year-old builder drive shows map cracking while a properly built slab from the same era is still flat. And it's why repairs on those slabs fail along the same lines within a few seasons: the patch is fine, but it's bonded to a slab that has no steel holding it together on a base that's still moving. You cannot repair your way out of a base and reinforcement problem. The repair inherits everything wrong with what's underneath it.
The ten-year math
Run the honest arithmetic on a failing 22-year-old, 700-square-foot drive:
- The repair path: panel work and crack repair at $8–$22 per square foot of affected area, every few years, on a slab whose failure signs multiply as the base keeps moving. Five years in you've spent a meaningful fraction of a replacement and you still own a 27-year-old failing driveway — with the replacement still ahead of you at whatever concrete costs then.
- The replacement path: $10–$12 per square foot once (current pricing guide), and everything wrong gets fixed in one move — old slab out, base rebuilt and recompacted, roots addressed at grade, drainage re-planned, structural rebar throughout, control joints on a real layout. Then 25 to 40 years of not thinking about it.
On a young slab with isolated damage, repair wins the math easily. On an old slab with stacked failure signs, repair is just a payment plan for a replacement you're buying anyway — minus the years of use.
What a replacement actually fixes that a repair can't
- The base — excavated, rebuilt, and compacted, which is where 80% of driveway failure actually lives
- Reinforcement — structural rebar tying the whole slab together, not the mesh (or nothing) the builder used
- Drainage — the new pour is graded for where water goes now, not where it went in 1999
- Roots — dealt with below grade before the concrete goes down
- The apron — re-poured and properly tied to the street and the slab
